Terms of Service

1. Acceptance

By creating a ScopeIQ account or using the Service, you agree to these Terms. If you don't agree, don't use the Service.

2. Service description

ScopeIQ is a property-management workstation: AI-assisted scoping, vendor sourcing, pricing benchmarks, move-out attribution (TurnScore™), and related operational tools. Subscriptions are billed monthly via Stripe at the tier you selected at signup.

3. AI output is an estimate, not advice

All AI-generated output — scope summaries, repair estimates, TurnScore™ move-out attribution, deposit recommendations, vendor matching — is informational and generated by large language models. Output may contain errors and must be reviewed by a qualified human before any consequential action (deposit settlement, vendor dispatch, owner reporting, legal filings). ScopeIQ does not provide legal, financial, or professional advice.

4. TurnScore™ and security-deposit attribution

TurnScore™ produces an AI-assisted estimate of how a security deposit might be apportioned between tenant and owner. The legal authority to settle a deposit, comply with state security-deposit law, and respond to tenant disputes rests entirely with the property manager. ScopeIQ's output is not a legal determination and is not insured or guaranteed.

5. Vendor network

ScopeIQ may match you with third-party service vendors. Vendors are independent contractors, not employees or agents of ScopeIQ. ScopeIQ is not responsible for the quality, scheduling, or outcome of any vendor's work, except as specifically defined in the TurnShield™ membership terms.

6. Subscription, billing, and refunds

Plans renew automatically each month unless canceled. Cancellation stops the next renewal but does not refund the current period. Add-ons (TurnShield™, Route+, LeaseIQ, UtilityIQ, ResidentIQ, VendorOS, and AI OS usage packs) follow the same renewal cadence and may have individual cancellation terms documented at signup.

7. Acceptable use

  • No reverse engineering, scraping, or rate-limit evasion.
  • No use for tenant retaliation or discrimination on protected classes.
  • No upload of content you don't have rights to (including tenant photos without consent).
  • No use of TurnScore™ output to make a deposit deduction without operator review.

8. Limitation of liability

To the maximum extent permitted by law, ScopeIQ's total liability for any claim arising from the Service is limited to the fees you paid in the 12 months preceding the claim. ScopeIQ is not liable for indirect, incidental, consequential, or punitive damages, including lost profits, lost deposits, or tenant litigation costs.

9. Termination

You may cancel from the Billing tab. ScopeIQ may suspend or terminate accounts for breach of these Terms, non-payment, or unlawful use, with notice where practical.

10. Governing law

[ATTORNEY: confirm jurisdiction.] These Terms are governed by the laws of [STATE], excluding its conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in [COUNTY, STATE].

11. SMS communications

By providing a mobile number to ScopeIQ — during account creation, in the vendor application, or through your workspace settings — you agree to receive text messages from the ScopeIQ Operations program. Messages may include job dispatch notifications, vendor responses, status updates, payment confirmations, and account security alerts. Message frequency varies based on workspace and dispatch activity. Message and data rates may applyper your mobile carrier's plan; ScopeIQ does not charge for the messages themselves. Reply STOP to any ScopeIQ text to unsubscribe from all further messages, or HELP to receive support contact information. SMS support: admin@scopeiq.tech. ScopeIQ does not sell or share mobile numbers with third parties for marketing purposes.

12. Payment Facilitation Services

ScopeIQ offers an optional Payment Facilitation Servicethat allows Property Managers (“PMs”) to accept rent and other payments from their tenants (“Renters”) via Stripe Connect Express.

12.1 Role of ScopeIQ. ScopeIQ is a technology platform that connects PMs with Stripe, Inc. (“Stripe”), a licensed money transmitter and payment processor. ScopeIQ is not a bank, money transmitter, money services business, or payment processor. ScopeIQ does not take custody of, hold, or have control over Renter funds at any point. All funds flow directly from the Renter's payment method to the PM's Stripe Connect Express account and then to the PM's bank account, with Stripe acting as the payment processor.

12.2 PM is the merchant of record. By enabling Payment Facilitation Services, the PM is the merchant of record for all transactions and is solely responsible for compliance with landlord- tenant law, fair housing law, rent control ordinances, security deposit law, tax reporting (including 1099-K obligations), and any state or local restrictions on payment processing fees. The PM must complete Stripe Connect Express onboarding and accept the Stripe Connected Account Agreement directly with Stripe.

12.3 Operating jurisdictions. ScopeIQ currently facilitates rent payments only in the U.S. states listed at scopeiq.tech/legal/payment-jurisdictions. ScopeIQ does not facilitate rent payments in any state not on that list and reserves the right to add or remove states with reasonable notice (at least thirty (30) days) to affected PMs. In states where local law restricts tenant-paid convenience fees on rent, the PM bears all card processing costs; convenience fees are not passed to Renters.

12.4 Fees. ScopeIQ does not charge the PM a transaction fee for ACH rent payments. Where permitted by state law, a convenience fee may be charged to the Renter for card payments; the Renter is informed of the fee before completing the transaction and may decline by choosing an alternative payment method (e.g., ACH). Stripe charges its own fees per the Stripe Connected Account Agreement.

12.5 Disputes and chargebacks. Renter-initiated disputes are handled by Stripe in accordance with card network rules. ScopeIQ provides the PM with the metadata associated with the disputed transaction; the PM is responsible for responding to the dispute with appropriate evidence. Chargeback losses, including the principal amount, processing fees, and Stripe's dispute fee, are borne by the PM.

12.6 No tenant relationship. Nothing in this Section 12 creates a contractual relationship between ScopeIQ and any Renter. Renters' rights and remedies arising from a rent payment lie with the PM, with Stripe, and with the Renter's card-issuing bank, as applicable.

12.7 Termination of Payment Service. ScopeIQ may suspend or terminate a PM's access to the Payment Facilitation Service immediately upon breach of these Terms, Stripe's termination of the PM's Connect account, regulatory inquiry, chargeback ratio exceeding 1%, or at ScopeIQ's reasonable discretion. Previously processed transactions are unaffected by suspension or termination.

13. Limitations on Service for Certain Jurisdictions

ScopeIQ does not currently offer the Payment Facilitation Service in the following states due to regulatory complexity: NY, CA, HI, AK, DC. PMs in those states may continue to use ScopeIQ's other features (turn management, vendor dispatch, owner statements via email, etc.); only the payment surfaces are unavailable. ScopeIQ may add or remove states from this list as legal and regulatory conditions evolve. PMs will be notified at least thirty (30) days before any reduction in available services in their state.
